Commercial real estate valuations are based on NOI, Net operating income. The more the property generates the more it is worth. That being said, there are a few other reasons value could fluctuate. 

 

1. Market Cap Rates

  • If investors are willing to accept a lower return (cap rate compression), property values rise even without an increase in NOI.
     
  • Conversely, if interest rates rise or investors demand higher returns, cap rates expand and values fall.
     

2. Financing Conditions

  • Availability of credit, loan terms, and interest rates directly affect what buyers can pay.
     
  • For example, if debt becomes more expensive, the same NOI may not support as high of a purchase price.
     

3. Tenant Quality & Lease Terms

  • Long-term leases with creditworthy tenants increase stability and reduce risk, boosting value.
     
  • Shorter leases, tenant turnover, or weak tenant credit reduce value even if current NOI is unchanged.
     

4. Property Condition & Capital Expenditures

  • A property with deferred maintenance or major upcoming expenses (roof, HVAC, structural) may be valued lower than one in top condition.
     
  • Buyers factor in anticipated CapEx into their pricing.
     

5. Location & Market Trends

  • Changing neighborhood dynamics, zoning, infrastructure improvements, or demographic shifts can increase or decrease perceived value.
     
  • A property in a growing submarket may command a premium.
     

6. Supply & Demand

  • Even with stable NOI, if many similar properties hit the market, competition can push values down.
     
  • Scarcity of quality assets can drive values up.
     

7. Macroeconomic & Regulatory Factors

  • Tax law changes, property tax reassessments, insurance costs (especially in Florida), and economic cycles all influence property values independent of NOI.
